What We Inspect

Every visit follows our 100-point inspection, covering the following categories in detail:

Appliances: Filters, coils, gaskets, dryer vents, disposal, washing machine odors
Safety: Smoke detectors, CO detectors, fire extinguisher, outlet covers, furniture stability
Cleanliness: Under appliances, top of refrigerator, AC return grille, fixtures, baseboards, drains, vent dust, grout
Internet: Speed tested at the modem, router, and WiFi separately, dead zone identification, coverage mapping
Smart Devices: TV updates, thermostat firmware, lock batteries, streaming app status
Capacity Match: Dishes, utensils (checked for rust/sharpness), glassware, seating, towels, linens per advertised guests
Pool & Spa: Pump and filter running, heater functional, furniture and skimmers in usable condition (if equipped)
Exterior & Curb Appeal: Landscaping upkeep, exterior lighting, address visibility, walkway safety, bins out of sight
Guest Flow: Check-in instructions, WiFi visibility, thermostat clarity, light switches labeled
Listing Accuracy: Is the original listing still an accurate representation, or does it need updating?
Preventative Maintenance: Power outlets checked for grip strength, an outlet too worn to hold a phone or laptop charger can quietly sour a guest's stay before you ever hear about it
Supply Management: Cleaning supplies, toiletries, pantry staples, expired spices, expired medications removed
Bathroom Fixtures: Shower head buildup and spray pattern, drain clogs, toilet tank mineral deposits

What We Do Not Inspect

We focus on what a guest actually experiences during their stay, not a structural home inspection. The following are outside our scope:

Roofs: Not accessed or evaluated for damage, leaks, or wear
Attics: Not entered or inspected
Landscape Irrigation: Sprinkler systems, drip lines, and timers are not tested
Structural & Foundation: Not a structural engineering assessment
Major Electrical & Plumbing Systems: Breaker panels, main water lines, and sewer lines are not inspected (guest-facing outlets and fixtures are)
Pest Treatment: We note visible evidence, but we don't apply pest control treatments
HOA & Code Compliance: Not a substitute for a licensed home inspection or a code compliance review
Pool Chemistry: We check pool/spa equipment operation, but do not test or balance water chemistry (chlorine, pH, etc.)

Scheduling: We'll confirm your requested time or suggest an alternative within 48 hours.

Billing: Your invoice is sent once your inspection time is confirmed.

Report: Delivered within 48 hours of inspection completion.

Remediation: If you approve a remediation quote after the inspection, payment is due once the work is complete.

Full-Stay Audit: Before your date is confirmed, we'll schedule a quick pre-stay scoping call to align on your goals and expectations, so the audit focuses on what actually matters to you.
